When is rent due and how can it be paid?
Rent is due no later than the 5th of the month. Rent can be paid online, through automatic payments, or by mailing a check or money order to the office.
Do you offer online rent payment options?
Yes, through the Resident Portal.
Are there late fees for rent payments?
Yes, beginning at 5 p.m. on the 5th of the month.
Which utilities are residents responsible for?
Renter's are required to pay their own electric. There are fees for water, internet, and cable, and these are included in the monthly website rates.
Is renter's insurance required?
Renter's insurance is required at $100,000 for personal liability.
Can I purchase renter’s insurance through the property?
Yes, we partner with Homebody Renter's Insurance. This can be completed through the resident's online portal.
Do you allow subletting or short-term rentals?
No

What fees are due at move-in?
To move-in, security deposit and first month of rent are due.
Are housing vouchers accepted?

Can I request a specific apartment & can an apartment be held?
Yes, we can hold an apartment for 90 days with deposit and approved lease.
Is there a security deposit and is any of it refundable?
The deposit is based on credit approval and ranges from $1,000 to one month of rent. It is refundable upon move-out. If the lease is cancelled, the deposit is kept in accordance with Massachusetts state law.
What qualifications are needed to apply?
A qualified renter of The Arbella includes one lease holder aged 55 or higher and credit approval. Background checks are also completed for all occupants.
Are amenities secured and accessible by residents only?
Yes, this is a restricted access community. When the office is closed, the clubhouse is accessible through fob-access only.
What are the hours of the clubhouse?
9 a.m. - 5 p.m. Monday through Friday, with holiday closures. Clubhouse is open for residents with key fob access 24/7.
Is the fitness center open 24 hours?

There is no community laundry room as each apartment is fully equipped with a full-sized washer/dryer.

Yes, apartments are fully WiFi-enabled.

Yes, we have over 10,000 square feet of indoor amenity space with office/coworking space available.

Is there a secure package delivery system?
Package rooms are only accessible to residents and delivery services.

No valet trash, there are trash and recycling rooms available on each floor.

No, we are happy to assist as much as possible.
Do you have any community events or resident activities?
Yes! The Arbella at Bramble Hill offers an award-winning lifestyle program designed for those 55 and better, featuring seven different programs of events and programming per month.
Do you have a lending program for things like bikes, sporting equipment, etc?
No, however, there is underground secure access parking and bike storage where residents can store their bikes.
Do you have community garden space?
Yes! The Arbella features raised garden beds in our community gardens.
Do you have DIY space, studio space, or podcast facilities?

There are multipurpose rooms available for use in the clubhouse.

Yes! The Arbella doesn't just host events, we ARE a lifestyle! The Arbella is a resort-style lifestyle-focused community with a heavy focus on socialization and enrichment.
What is the smoking policy?
The Arbella is a non-smoking community.
Do you have a dog park or pet washing station?
There is an on-site "bark park" for all pets to visit with their human, featuring shade, seating, water, and areas to roam and explore.
Is parking assigned or open?
With the exception of our SUN Blazers program, parking is open parking.
Are garages or covered parking available?
There are heated garages available underneath each building.
Is smoking allowed in apartments or common areas?
The Arbella is a non-smoking community.
Are pets allowed, and what is the pet policy?
The Arbella is a pet-loving community! A maximum of two pets per apartment. There is no weight limit on dogs; however, breed restrictions may apply. Pet rent is $75/mo. with no other fees added.
What is the parking situation?
Surface lot parking is available at no cost, with garage parking available per building at a monthly cost.
What is your policy on guests staying overnight?
Guests are allowed to stay; however, staying for more than 14 days needs to be discussed due to tenancy/residency limitations.
Are there quiet hours or community rules I should know about?
Quiet hours are from 10 p.m. to 8 a.m. A resident handbook with applicable rules or guidelines will be provided at move-in. All other rules and regulations are provided in the lease.

We do not, however, we have an industry partner that can furnish apartments based on taste, budget, and timeline of the resident.

The community is brand new, opening began in July 2025 and continued through to January 2026.

Apartment floor plans offer incredible storage options. Additionally, extra storage is available on a first-come, first-served basis.
Do the apartments have air conditioning?
Yes, all apartments are equipped with smart utilities and air conditioning.
